The next step is creating a plan of placement for your IAQ monitors to continuously monitor (ASSESS) your air quality while sending real-time reports (ASSURE) of your facility’s overall wellness score.

The wellness score will provide insight to problem areas in your facility that need to be (ADDRESSED), which includes filtration (HALO), ventilation and temperature and humidity control.

The Erlab AirGradient measures CO2, PM2.5, TVOCs, NOx, Temperature and Humidity, using high quality sensor modules from industry leaders SenseAir, Sensirion and Plantower.

What does Erlab monitor 
& measure?

The Erlab AirGradient utilizes NDIR technology for very accurate measurements. It auto calibrates with an automatic baseline calibration (ABC) every 7 days. High levels of CO2 can indicate insufficient ventilation and cause headaches, tiredness and lower cognitive performance. For PM2.5 measurements, it uses a sensor with laser scattering technology that has been extensively tested in various studies. Elevated levels of fine particles – especially below 2.5 microns – has been linked to a broad range of health issues including premature mortality, heart or lung problems, acute and chronic bronchitis, asthma attacks, and respiratory symptoms. The sensor module is factory calibrated. TVOC and NOx is measured with the Sensirion SGP41 TVOC/NOx sensor. TVOCs are organic chemicals that can easily vaporize and enter the air we breathe. These often do have indoor causes like off-gassing furniture or aggressive cleaning liquids. NOx are harmful gases that can be caused by indoor gas stoves or boilers. Temperature and Humidity are measured with the Sensirion SHT3x/4x sensors which are one of the most accurate ones in the market. These two air quality parameters can give you good information about indoor comfort levels and also indicate e.g. the risk of mold due to high humidity levels.

HALO is one of the first air purifiers to be compliant with the ASHRAE 241 standard and has gone through rigorous testing in both controlled and dynamic real-world conditions. Each test performed has proven to show significant reductions in present pollution loads of up-to 80%, reducing exposure to PM2.5, ultra fine particles which can consist of viruses, bacteria, mold, fungi, and TVOCs, while also increasing the equivalent air change rates (eACH) and improving the air flow distribution.

Testing benefits and potential consequences of non-compliance

July 2024 marked the first anniversary of the launch of ASHRAE Standard 241, the pioneering standard for pathogen control. Concurrently, New York’s groundbreaking Local Law 97 (LL97) has taken effect, requiring building owners and operators to decarbonize their operations and meet new energy efficiency and greenhouse gas emissions limits. As more cities and states implement building decarbonization targets and laws, HVAC energy savings will be instrumental in achieving these requirements.

IAQ Regulations and Non-Compliance Example:

To avoid fines from non-compliance with New York’s Local Law 97 in 2024, building owners must regularly monitor their building’s greenhouse gas emissions, implement energy efficiency upgrades like LED lighting and advanced HVAC systems, file annual compliance reports with the NYC Department of Buildings by May 1st each year, and ensure the reports are verified by a qualified professional; essentially, taking proactive steps to reduce their building’s carbon footprint and demonstrate compliance with the emission limits set by the law.

Compliance Plan: Building owners must submit a decarbonization plan by May 1, 2025, or provide evidence that they have begun work to meet the 2024-2029 emissions limits. This plan should outline the steps the building will take to reduce its emissions and the timeline for implementing these measures.

An Example of the consequences for not adhering to the coming regulations is shown below. These regulations and fines for the State of New York based on NY Local Law 97(LL97) are now in effect, but other states are currently setting up their own similar standards, regulations, and fines and most states will have this in place by 2025.
